Established almost 30 years!
This community market is a well-established neighborhood market in a desert community about 30 miles east of Temecula, on the main road through town. It has products you’d expect out of a community market: meat, produce, basic groceries, sundries, etc. Their customers are local families, visitors and employees of the local resort, and travelers passing through.
This market has huge potential but is vastly underutilized. The owners are at the end of their careers, and it shows in every detail of the store. They only have a beer and wine license; upgrade to a full liquor license, expand the liquor section and make a killing on your highest profit items: in this small town, there’s almost no competition. The meat section is not run up to its' potential; display fresh meat in the existing cases and have it cut daily. The local community loves fresh meat, which has great margins. There is tons of underutilized space throughout the store: add a hot food station, a deli counter, a baked goods section … or expand the tobacco products section with smoke shop items. The market doesn’t offer Lotto (a great profit center), and they are only open 10-7 daily. Open earlier and close later to sell more product; the store is in a safe neighborhood.
A fresh look (inside and out) would also go a long way to boosting the market’s repeat business. New flooring, paint, lightning, and décor would make the store feel more modern and inviting. The store has fantastic drive by visibility, but the outside signage doesn't leverage that: the sign is outdated and isn't backlit. The landlord is looking for an experienced operator and has expressed willingness to cooperate with a Buyer on some of these improvements (And lease terms).
If you’ve been looking to operate a local neighborhood market, look no further: this market is the opportunity for you. The market is profitable “as is”, but there is so much untapped potential here for the right energetic Buyer who is willing to improve the market and advertise to the local community. Questions?
